TESCO FARNWORTH

Acquisition of a 20-year lease to Tesco with fixed rent increases, financed through a UK bank to enhance returns. The asset was acquired at a time when there was little favour amongst investors. The yield achieved was at a significant discount to long term averages.

After 3 years of holding the asset was sold to a local council at an IRR ahead of the underwriting.

EPWIN INDUSTRIAL PORTFOLIO

Acquisition of a sale and leaseback portfolio of long let industrial and manufacturing units in 2014 as part of a high-income strategy. Investra successfully negotiated an additional 5 years on the lease bringing the total term to 18 years.

The tenant was listed on AIM within 6 months of closing. A significant part of the portfolio was sold within 15 months achieving an IRR ahead of the business plan.

PORTFOLIO OF 14 PETROL FILLING STATIONS

Acquisition of a JPUT in 2015 financed from a UK bank. The initial business plan was to hold the portfolio for 3 years, during this time 10 out of 14 leases had been extended with two different operators which directly enhanced value and liquidity.

The portfolio had partially been disposed of individually since with refinancing to the balance of the portfolio. All rents were paid up to date during Covid-19.
